Dyuti provides complete property searches, with the last deed of record and associated chain of title, along with complete mortgage schedule (done as per the client requirements). Dyuti’ title searches include a complete abstract, consisting of running Judgments, checking for Lis Pendens and bankruptcies, and copies of all associated documents. A complete Tax report of the property and deed image in support of legal description and last owner of record is also be provided. All information is collected from the county or auditor’s office to complete the property information.

Title Commitments and Title Policy Preparation
The completed Title Search will be used as a base for preparing the Prelim or Commitment. Title Searches from third party abstractors must contain the all relevant information regarding deed history, open liens, taxes, exceptions, CC&Rs, maps, etc. Title will then be examined and all pertinent data will be entered directly into the title software of choice. We key in all standard and state specific exceptions based on the underwriter’s requirements and relevant information in order to prepare the ALTA policy document. All the necessary requirements and exceptions will be raised. Upon completion the processor will once again check all of the information on the title commitment for accuracy before submission. Our experienced staff is well versed with all leading title software such as ResWare, TSS, Ramquest, Soft Pro etc. Commitment preparation can be completed at client’s convenience whether it be during or after business hours.
E Recording Services
Dyuti provides e-recording and walk through recording services throughout the state of Maryland and DC. This service is provided by Dyuti’s own employees who physically visit the counties everyday. Each document demands the same level of urgency. Many times documents require special hand holding to ensure there are no delays or failures to record either due to county restrictions or procedures. Upon receipt, each recording is scanned into our system and then the document is reviewed thoroughly. Thia review prior to presenting to the county reduces the likelihood of rejections. Consequently, this saves post closing departments time and the hassle of working on the same file repeatedly.
